We are excited to work with you to ensure that your properties are ready for the upcoming changes to the new EPC regulations.

EPC Rule Changes:

  • New government rules surrounding Energy Performance Certificate (EPC) ratings for new tenancies are due to come into effect. Read more on the government site.
  • At the beginning of 2025, any newly rented properties will need a rating of at least a C, and any existing tenancies will have until 2028 to do the same.
  • Buy-to-Let Landlords need to start thinking about how they can increase their property’s EPC rating to at least a “C”.

What is an EPC?

  • It stands for “Energy Performance Certificate” and it measures the energy efficiency of a property on a scale of A to G.
  • The most efficient homes will be in Band A and the least efficient homes in Band G.
  • It reports on energy usage, carbon dioxide emissions, the amount of carbon emissions, energy the property uses and level of energy efficiency.
  • For a home to be sold or rented in the UK, it is legally required to have an EPC. The certificate is then valid for 10 years.
 

Obtaining an EPC:

  • An EPC is available from an accredited Domestic Energy Assessor, usually at a cost of between £40 and £100.
  • The EPC will then be given a grading of A to G.
  • Use the EPC register to check your property’s current EPC Rating.

Why is an EPC so important & what are the implications for Landlords?

  • Currently, a rental property must have a minimum of an E-Rating on it’s EPC.
  • Changes that are due to come into force in 2025 mean landlords’ rental properties will need to have an EPC rating of C or better.
  • The new regulations apply to new tenancies in 2025, followed by all tenancies from 2028.
  • This looming deadline means landlords need to start doing something about it now. If a rented property doesn’t have a valid EPC which meets the minimum standards, the fine is increasing from £5,000 to £30,000 from 2025!

Why are the Government making these changes?

  • This is part of the government’s work to try and meet a target of net-zero for carbon emissions by the year 2050.
